Services
Existing conditions.
A dated baseline of the property before construction, acquisition, or renovation begins. What it looked like on the day, on record, before anyone changed it.
FAA Part 107 · Fully insured · Serving Central Texas
How it runs
One visit, before anything moves.
Usually a single day. The value is entirely in the date, so the useful time to book it is before demolition, before closing, or before the first machine arrives.
01 / ON SITE
Everything, once
Aerial coverage of the parcel and its context, obliques of every elevation, a roof pass, and 360 captures through the interior if there is a building on it.
02 / PROCESSING
Made findable
Imagery is dated, positioned, and organized by elevation and area, so a specific condition can be found two years later by someone who was not there.
03 / DELIVERY
48 hours
The baseline lands within 48 hours, as one link you can send to the design team, the lender, or the seller.
Deliverables
What you can do with it.
Before you commit
For the decisions made while the property is still someone else’s problem.
- Roof and facade condition without a lift or a ladder
- Site context, access, and neighbours in one image
- Something concrete to attach to a diligence file
- A walkable interior for a team that cannot all visit
Before you break ground
The baseline every later dispute gets measured against.
- Pre-existing damage on record before your crews arrive
- Adjacent property condition, dated and dimensioned
- Existing grade, drainage, and vegetation
- Design team reference that is current, not from 2019
Pairs with
Most sites want a mapping pass too.
Existing conditions tells you what is there. Aerial mapping tells you where it is and how much of it there is. Flown on the same day, they cost less than booking them apart.
